La Sella Retirement
Why Pensioners Are Choosing La Sella Over Jávea and Dénia
La Sella gives pensioners 40–50% more property for their money than Jávea or Dénia. Same hospital, beaches 20 minutes away, genuine year-round community.
More Home for Your Money
The numbers are straightforward. A 200 m², three-or-four-bedroom villa in La Sella costs around €450,000. That same property in Jávea or Dénia? You're looking at €750,000 to €900,000.
That gap buys a lot. In La Sella, most villas come with private pools, mature gardens, and views of the Montgo massif or the Mediterranean. On the coast, those are extras that push you into a different budget entirely.
The range covers different budgets too. Apartments and townhouses sit between €200,000 and €400,000. Golf resort properties run €280,000 to €550,000. If you're coming from Northern Europe on a pension, your money works harder here than anywhere else on Costa Blanca North.
Think about what €450,000 actually gets you. In La Sella, that's a three-bedroom detached villa with a private pool, established garden, covered terrace, and probably a sea view. In Jávea, the same budget gets you a two-bedroom apartment or a townhouse without a pool. The comparison is stark when you see properties side by side.
And the savings carry past the purchase price. Community fees, IBI (local property tax), and restaurant bills all run lower than in Jávea or Dénia. A couple on a combined pension of €3,000 per month will find La Sella comfortable where Jávea might feel tight. For more on what to expect, see our costs and taxes guide.
Healthcare and Community
Healthcare is the first thing pensioners ask about, and La Sella has a good answer. Centro de Salud Ondara is five minutes away by car. Hospital Marina Salud in Dénia—the same hospital Jávea residents use—is 20 minutes. Private clinics in Ondara handle dental work, physiotherapy, and specialist referrals. You're not giving up healthcare access by living inland.
For pensioners with the S1 form from their home country, the public system covers everything. Those without it can get private insurance for €80–150 per month depending on age. Several English-speaking doctors practise in the Ondara and Dénia area, which removes the language barrier for routine appointments. Either way, medical care is closer and more accessible than many retirees expect.
International Mix
British, Scandinavian, Dutch, German, and French residents alongside local Spanish families from Pedreguer and Ondara.
Year-Round Residents
Less tourist turnover than Jávea. The people you meet in October are the same ones you'll see in March.
Social Clubs & Classes
British and Scandinavian clubs host lunches, bridge, and cultural events. Spanish language classes run weekly.
Walking & Wellness
Organised walking groups, yoga sessions, and wellness practitioners. The Montgo foothills are right outside your door.
La Sella's residents are mostly year-round. The mix of nationalities lives alongside local families, and it feels like a neighbourhood rather than a holiday resort. Social life builds naturally around the golf club, walking groups, and community lunches. Many pensioners say they've built closer friendships here than in larger coastal towns where the population turns over every season.
If you've spent time in Jávea and felt surrounded by tourists half the year, La Sella is the opposite. It's quieter, less commercial, and the community is genuine. There are no pub strips, no tourist menus, and no queues at the supermarket in August. What you get instead is a sense of belonging that takes longer to find on the coast.
Beaches, Golf and Daily Life
Pensioners who choose La Sella aren't giving up the coast. Jávea's Arenal beach is 12 km away, about 18 to 22 minutes depending on traffic. Dénia's beaches are 18 km, around 20 to 25 minutes. You can be on sand within half an hour without fighting for parking in the town centre during summer. Several residents drive down for a morning swim two or three times a week and are back home by lunch.
La Sella Golf Club, designed by José María Olazábal, is the area's anchor. The 27-hole course draws players from across the region, and the green fees are reasonable compared to coastal clubs. But golf is one option among several. The Marriott hotel and Syncrosfera spa both welcome non-guests for treatments, the trails through the Montgo foothills keep walkers busy year-round, and cycling groups use the quiet inland roads regularly.
Daily errands are easy. Portal de la Marina, Ondara's large shopping centre, is 10 minutes away. Supermarkets, fashion retailers, restaurants, and a cinema are all under one roof. For everyday needs like the pharmacy, bank, or bakery, Ondara and Pedreguer are both a short drive.
Getting in and out is straightforward. The AP-7 motorway exit is 10 minutes from La Sella. Alicante airport is 1 hour 15 minutes south, Valencia about the same to the north. When family visits, they're door-to-door in under 90 minutes from the arrivals hall. That matters when you're expecting grandchildren for a fortnight in July.
