Sun Direction: The Factor Most Property Buyers Overlook

Which way your Spanish property faces affects everything from winter warmth to rental income. Learn why orientation matters and how to assess it.

You've found a property you love. The price is right. But did you check which direction the terrace faces? Most buyers don't, and many regret it within their first year.

Sun orientation determines whether you'll enjoy your morning coffee in warm sunlight or sit in cold shadow. It affects your heating bills in winter, cooling costs in summer, and if you plan to rent the property, it directly impacts how much income you can generate.

In Spain, south and southwest-facing properties sell for 10-15% more than identical north-facing units in the same development. That premium exists because experienced buyers know what they're paying for.

What Each Orientation Gives You

Every direction has advantages. The question is: what do you actually need from your property?

If you're planning to use the property off-season, rent it year-round, or eventually retire here, south or southwest is almost always the answer. These orientations catch the low winter sun and keep terraces usable from October through April.

But if you're only visiting in July and August, a west-facing terrace gives you cooler afternoons and spectacular sunsets without the midday heat.

South / Southeast

Maximum sun year-round. Best for winter use and year-round rental. Terraces stay warm until late afternoon. Commands highest prices.

West / Southwest

Afternoon and evening sun. Great for after-work relaxation and dinner on the terrace. Can get hot in summer without proper blinds.

East

Morning sun only. Terrace in shade by 2pm in winter. Good for summer-only use when shade is welcome.

North

Minimal direct sun. Cooler in summer but cold in winter. Often priced lower. Think carefully before buying.

Visit Off-Season to See the Truth

Here's what happens: you view a property in July. The sun is high. Every terrace gets light. Everything feels warm and bright. You buy it.

Then December arrives. The sun sits lower in the sky. That building across the street now blocks your terrace completely. Your living room is dark by 3pm. You didn't see this coming because you never visited when it mattered.

An off-season viewing trip is essential. Not just for sun, but for understanding the whole atmosphere. Are the restaurants open? Is the community active? Does the area feel alive or abandoned?

New Builds and Rooftop Realities

Buying off-plan? You can't visit the finished property, but you can study the development plans. These show exactly which units face which direction, how tall surrounding buildings will be, and which terraces will be in permanent shadow.

With villas and penthouses, you have more flexibility. A villa can have terraces on multiple sides. A rooftop solarium catches sun from every direction.

But be realistic about rooftop spaces. They're often windy. Spanish coast wind is no joke. Many rooftop areas end up unused because sitting there isn't comfortable. If the main terrace faces the wrong way, don't assume the roof solves everything.

We see it too often. Buyers who fell in love with a property in summer, ignored the orientation, and now spend winters in a cold, dark apartment. The resale value suffers. The rental income disappoints. A simple check during purchase could have prevented this.

Before you commit to any property, answer these questions:

  • Will you use it in winter? → You need south-facing
  • Planning year-round rentals? → South or southwest is non-negotiable
  • Summer holiday home only? → West gives nice evenings, east keeps mornings cool
  • Buying for price alone? → North-facing is cheaper for a reason
