People buy property along Spain's Mediterranean coast because everyday life is practical. The climate can be enjoyed for much of the year, the airports have capacity, and the property market is used to buyers who live in another country.
That is the big difference compared with many other Mediterranean alternatives. Sun and sea exist in several places. Spain adds a coast where banks, lawyers, estate agents, notaries, property registries, tradespeople, and rental managers already work with international buyers every week.
For an international buyer, the question shifts from "why the Mediterranean?" to "why Spain specifically?". The answer is the combination: climate, accessibility, variety, liquidity, and a purchase process that has matured.

The numbers
A Market With Depth
Registradores de España recorded 636,909 residential property transactions in 2024, up 9.2% from the previous year. About 93,000 of those purchases were made by foreign buyers. That gives reassurance in two ways: the market is large, and there is real liquidity in the areas international buyers consider.
The differences are especially clear on the coast. Foreigners accounted for 28.9% of property purchases in Comunitat Valenciana, 23.6% in Murcia, and 14.0% in Andalucía. At provincial level, Alicante reached 43.8%, Málaga 32.4%, and Almería 19.8%.

These figures do not mean every area suits every buyer. They show that the coast from Dénia to Estepona already has a buying environment where foreign owners are normal, not the exception. That affects everything from English-language property information to banks that understand non-residents.
For purchases above 500,000 euros, 52.6% were made by non-EU citizens. The appeal is therefore not only northern European. Spain also attracts capital and lifestyle buyers from a broader international market.

Usability
The Climate Makes The Property More Valuable In Practice
Alicante-Elche Airport has an annual average temperature of 18.2 °C, 277 mm of annual rainfall, and 2,953 sunshine hours in AEMET's climate normals. Costa del Sol is promoted with more than 320 sunny days a year, Costa Blanca with over 300 sunny days, and the Murcia region with more than 3,000 sunshine hours annually.
That matters for property buyers because the terrace, golf course, seafront promenade, and restaurants can be used outside the summer holiday as well. A second home delivers more value when it can actually be used in February, March, and November.

A Short Route To Everyday Life
Accessibility is one of Spain's biggest advantages. Málaga-Costa del Sol handled 26,760,549 passengers in 2025, Alicante-Elche Miguel Hernández 19,950,394, and Valencia 11,847,527. Málaga and Alicante alone had almost 46.7 million passengers combined.
For an owner abroad, that means fewer obstacles. You can travel more often, plan shorter stays, and let family use the property without the journey becoming a project. It also helps locally: year-round traffic supports restaurants, transport, healthcare, tradespeople, and property services.

Several Markets In One Country
Spain should not be assessed as one property market. From Dénia southwards you get Costa Blanca, then Costa Cálida, the Almería coast, and Costa del Sol. Each part has its own price structure, rhythm, and buyer profile, but they sit within the same national system.

France and Italy
Spain Reduces Friction
France and Italy have strong property markets, beautiful coastal areas, and high quality of life. Spain does not need to be best at everything to be the best choice for many international buyers. Its advantage lies in the total package.
The World Economic Forum ranked Spain second in the world on the Travel & Tourism Development Index in 2024, ahead of France in fourth place and Italy in ninth. The same infrastructure that carries tourism makes owning and using a property easier: flights, transport, services, digital maturity, and international orientation.

Spain is not cheap everywhere. Registradores reports that the average residential property price in Spain reached 2,086 euros per square metre in 2024, while Málaga was among the most expensive provinces at 2,750 euros per square metre. Costa del Sol is often bought for climate, infrastructure, and status, not because it is a low-price market.
Buying property also does not automatically give residence rights. Spain closed the golden visa scheme in April 2025. Non-EU citizens must therefore clearly separate the ability to buy property from the ability to live permanently in the country.

Once the checks are complete, the deed is signed at the notary and the property is registered in the property registry.
