Villajoyosa and Finestrat hold most of the 2-bed stock. Calpe and Dénia follow. Confirm the tourist licence before you buy.

Search Costa Blanca North for a holiday-let apartment and the towns you already know will let you down. Jávea, Moraira and Benidorm are where people spend August. On 7 October 2026 the live feed had 14 apartments across every Jávea spelling, none in Moraira, and none in Benidorm. Benidorm still pulls guests. That week it had four villas for sale and no apartments, so treat it as demand, not a shopping list.

The list you can actually shop sits a little south. Villajoyosa had 30 apartments. Finestrat had 28. Calpe had 18. Dénia had 12. Altea, Benissa and Albir had none. That is not a beach ranking. It is what was on the market after the feed of 6 October.

Apartments in Benidorm or Moraira

If your brief is a two-bed you might holiday-let, start in Finestrat and Villajoyosa under €400,000. That filter had 17 apartments on 7 October, 15 of them with a pool on the listing. Asking prices ran from €170,484 to €400,000. The median was €360,000.

Finestrat's stock is mostly new-build communities above the Benidorm skyline, so guests get a pool and a view. They do not walk to an old town. Villajoyosa is the coloured seafront and a flatter walk to the beach. Pick the one that matches how your guests will spend the week.

A three-bed penthouse with a sea view looks like a holiday let on a spreadsheet. Guests book something simpler: two bedrooms, a pool they can use, and a walk to the sand or a supermarket. A hire car in the garage helps. A 12-minute drive down from an urbanisation does not, unless the price is low enough that you can stand empty Tuesdays in June.

Calpe is the walkable middle of this stretch. The Peñón is why people know the name. The live 2-bed-and-up apartment list is 17 homes; only nine sit at or under €550,000. Above that you are buying a part-year home that might take guests, not an apartment bought for them. The promenade around Arenal and the Levante works for a week without a car. The higher streets do not.

Dénia and Jávea have apartments too, if you query every feed label: Denia, Javea, Jávea and Jávea Xàbia. Combined, that is 24 two-beds and up on 7 October, 13 of them at or under €500,000. They cost more than the Finestrat-Villajoyosa band and they behave more like part-year homes. Use them when the guest week is also a week you will spend there. Check the Licence First

Do not buy the apartment and then apply for the tourist licence. In the Valencian Community a short-term let needs a Vivienda de Uso Turístico registration, and the municipality has to say that location allows tourist use. Town halls differ. A listing that says "rental potential" is not a licence number.

The community of owners can block tourist lets even when the town hall would allow them. Read the statutes before you sign. Newer urbanisations often arrive with the ban already written in. Our Costa Blanca rental laws article covers the current process. It will not tell you whether this specific block of flats is allowed. That check is local, and it is yours to do first.

Fines for unlicenced holiday lets in this region are large enough to erase a season. If the seller cannot show a registration number, or the community president says tourist use is forbidden, walk away. A cheaper apartment you can let legally beats a prettier one you have to leave empty. The rental income guide is the longer legal and tax version of this check.

Run One Asking Price

Open one of the live apartment filters, pick a real asking price, and put it through the calculators. On a €360,000 Finestrat two-bed (the median in that under-€400,000 filter on 7 October), start with the Purchase calculator for taxes and fees, then the Annual costs calculator for community fees and IBI, then the Rental income calculator with your own nightly rate and occupancy. The figure that comes out is a scenario for that flat, not a Costa Blanca yield.

Drop anything you cannot licence. Then book viewings in one town, not five.
