Location and Lifestyle
Dénia sits at the northern tip of the Costa Blanca, directly opposite the Balearic Islands. The ferry terminal runs daily crossings to Ibiza, Mallorca, and Formentera — multiple departures per day in summer. That puts two island destinations within two hours of your front door, which is unusual for a mainland coastal town and one of the things that makes Dénia a different kind of place to own property.
The old town has a 16th-century castle, a covered market open six mornings a week, and a cluster of rice restaurants around the port that are the reason people drive from Jávea and Moraira. The food is priced for locals — paella, arròs a banda, fresh fish — not tourist menus. The town has a genuine year-round population of around 42,000, which means the streets don't go dead in October.
L'Estanyo is on the Les Marines road, 6.5km from Dénia town. The beach runs 1.3 kilometres with golden sand and calm, shallow water. It's quieter than the central town beaches in summer — further out, more residential, fewer bars along the front. Supermarkets, restaurants, and a pharmacy are within easy reach. Alicante airport is 100km south (around 75 minutes via the AP-7). Valencia is 90km north, roughly the same drive time.
For buyers comparing with Jávea or Moraira: the price per square metre in Dénia is consistently lower for comparable new-build product at this specification. That gap has been narrowing for three years. A first-line beachfront development like this is part of what's driving it.
