Your Home Still Needs Care
Many foreign buyers purchase a holiday home in Spain expecting to manage it from abroad. Then a neighbour calls about a leak, or a utility letter sits unopened for months. Keys, cleaning, emergencies, pool care, community notices — a property still needs someone on the ground when you are not there.
Property management can fix that, but only if the package is transparent and matches how often you visit. This is practical advice for owners who spend 4–20 weeks a year in Spain and want their home looked after without guessing at the bill.
In Spain, "property management" means day-to-day care and coordination on your behalf. One company may only hold keys. Another inspects monthly, books cleaners, and coordinates pool technicians. Always get the included services in writing before you compare prices.
How Often Are You There?
More than 20 weeks/year: keyholding alone (€40–70/month) may be enough. 8–20 weeks: add inspections (€80–120/month). Under 8 weeks: budget for full management (€120–250/month).
Pool or Large Garden?
Yes: add €50–100/month for maintenance coordination or direct pool/garden service. No outdoor plant: skip this line and keep the package lighter.
Will You Rent It Out?
Short-term: full rental management (€150–300/month plus a share of income). Long-term: tenant management (€100–180/month). No rental plans: stop here — your visit frequency and outdoor care set the level.
Work through those three questions once and you will know whether you need a keyholder, inspections, or a full local manager. Owners who visit often and have no pool rarely need a €200 package. Owners who fly in twice a year for a villa with a pool usually do.
What Managers Actually Do
Keyholding
Spare keys, emergency access, and letting tradespeople in. Usually €40–70/month. Does not include inspections or cleaning unless stated.
Inspections
Regular checks for leaks, damp, storm damage, electrical issues, pests, and security. Ask for written reports with photos.
Maintenance Coordination
Manager books plumbers, electricians, AC techs, and handymen. Repair invoices are almost always billed separately — ask about markups.
Pool & Garden Care
Pool chemicals, filters, irrigation, and lawn care for villas. Typically €50–150/month depending on size and location.
Cleaning and laundry are often charged per visit. Pre-arrival cleans matter most if friends stay, or if you later try short-term letting. Repairs and emergencies sit on top of the management fee. Budget an extra €100–200 per month as a maintenance cushion. Fee models vary: fixed monthly, keyholding only, per-clean charges, contractor markups, out-of-hours call-outs, and a one-off setup fee.

Non-resident owners need local support because tradespeople and community rules do not wait for your next flight. The quote that looks half the market rate usually cuts inspections, response times, or both.
Compare managers on response time, reporting quality, and what sits outside the fee — not the headline monthly number alone. A €90 package that bills every call-out can cost more than a transparent €150 package with clear emergency cover. Get it in writing, keep inventory photos, and review after your first season away.
