Murcia, Not Alicante
Cross south from Pilar de la Horadada and you leave the Valencian Community behind. San Javier and Los Alcázares sit on the northern shore of the Mar Menor, a shallow saltwater lagoon separated from the Mediterranean by La Manga's narrow sand strip. Geographically it feels like a continuation of Costa Blanca South. Administratively it's a different region: Murcia.
That distinction matters more than most buyers realise. Murcia has its own rental licensing rules, its own tax rates, and its own building regulations. For property investors, the practical difference comes down to two things: rental licenses are faster and easier to obtain here than in the Valencian Community, and the development density is lower. There's more space, fewer restrictions, and a steady pipeline of new construction that hasn't yet driven prices to Alicante-province levels.
New-build apartments around the Mar Menor start from under €200,000. Villas with private pools are available under €400,000. These are entry prices well below what you'd pay for comparable new builds in La Zenia or Finestrat. Standard specifications include communal pools, terraces, underground parking, and air conditioning.
The apartment we visited on our trip was a three-bedroom unit of around 75 m² at €290,000, delivered with a rental license already in place. That's a specific example, not the floor price for the area. La Manga still has some stock at lower prices, but new construction there is limited. The active market right now is San Javier and Los Alcázares, where developers are delivering multiple projects aimed at international buyers and investors.
Why Rental Works Here
The Murcia region handles tourist rental licensing differently from the Valencian Community. In Alicante province, obtaining a rental license (licencia turística) can involve waiting periods and restrictions that vary by municipality. In Murcia, the process is generally faster and more straightforward.
Some new-build projects in the San Javier area are delivered with the rental license already in place. The apartment we visited during our trip had this, and there are other developments that include it as part of the handover package. That means you can start renting from day one, with no additional paperwork or waiting.
Not all projects come with a license included. But where one isn't already arranged, getting it sorted in Murcia is typically a quick process without the complications buyers sometimes face in the Valencian Community. For investors, this is a real advantage: the gap between completing on a property and generating rental income can be weeks rather than months.

Two Airports
Murcia-Corvera (20 min) and Alicante (50 min) both serve the area. Between them, direct routes cover most of northern Europe — critical for consistent rental bookings.

The lagoon's shallow, warm water and sheltered setting extend the rental season. Families with young children book here specifically because Mar Menor feels safer than open Mediterranean beaches.

San Javier and Los Alcázares
San Javier is the municipality; Los Alcázares is the beach town on Mar Menor's western shore. Between them, they cover the most active part of the northern Mar Menor coast for international buyers.
Los Alcázares has a 7 km promenade along the lagoon, lined with restaurants and bars. The water is warm, shallow, and calm. Families with children use it as a natural swimming pool. Water sports (kitesurfing, sailing, paddleboarding) are popular because Mar Menor's conditions are predictable and sheltered.
San Javier itself sits slightly inland, with the former military airbase now operating as Murcia-Corvera's support zone. The town has a compact centre with markets, restaurants, and municipal services. Between San Javier and Los Alcázares, a corridor of new residential developments is filling in what was previously open land.
