Costa Cálida houses and villas, €300,000 to €500,000
91 houses and villas on the live feed, median €380,000. Which Costa Cálida towns give most for the money, and what to check first.
What €300,000 to €500,000 buys on the Costa Cálida
Houses and villas on the Costa Cálida in this band are less scarce than most buyers expect. On 17 October 2026 the live feed held 91 houses and villas in Murcia province asking between €300,000 and €500,000, each with two bedrooms or more. Sixty-one were villas and 30 were houses. Eighty-one had a pool. The median asking price was €380,000, and 25 of them asked under €350,000.
The feed flags every one of them as new-build. That matters for the tax bill, so we come back to it below. It also means you are choosing between developments, not hunting for renovated resales. Plots and land are left out of every figure on this page.
These are asking prices from one day's feed. Homes sell and prices change, so use the numbers to choose where to look, then check the listing.
Which towns give most for the money
The coast splits into two kinds of buyer. Around the Mar Menor you pay for the shore: the median asking price was about €400,000 across 44 homes, and about €3,860 per square metre. Inland, the other 47 homes had a median of about €369,000 and about €3,415 per square metre, with a median plot near 327 m² against 176 m² by the lagoon.
Put plainly, the Mar Menor gives you the water and the shops. Inland gives you land. The table shows where the stock sits.
| Town | On the feed | Lowest | Median | Highest |
|---|---|---|---|---|
| Los Alcázares | 17 | €320,000 | €439,900 | €499,900 |
| San Pedro del Pinatar | 14 | €309,900 | €354,450 | €489,000 |
| Torre Pacheco | 8 | €305,000 | €346,400 | €464,900 |
| Fuente Álamo | 8 | €311,900 | €356,950 | €439,900 |
| Baños y Mendigo | 8 | €315,500 | €433,450 | €499,900 |
| San Javier | 6 | €359,000 | €384,500 | €495,000 |
| Alhama de Murcia | 5 | €319,000 | €369,000 | €374,900 |
Los Alcázares has the deepest stock and the highest median. It is the town for a buyer who wants the lagoon within reach and a place that stays open in winter. See the San Javier and Los Alcázares buying guide for how the two towns differ.
San Pedro del Pinatar has 14 homes, mostly small townhouses, and a median of €354,450. You get less floor area, around 86 m² at the median, for less money.
Fuente Álamo and Torre Pacheco are the value picks inland. Fuente Álamo's median home is 138 m² on the feed, at about €3,060 per square metre, the lowest of the larger towns. Both are a drive from the sea, so count that cost before you count the saving.
Mazarrón and Águilas are on the open Mediterranean coast and have far less stock in the band, two homes each. The two Puerto de Mazarrón villas start at €302,000.

These seven come from the same feed, one or two per area and chosen to show the range. They are examples of what the band holds, not a recommendation. Check availability and price on the listing page before you plan a trip around any of them.

What to watch for before you pay a deposit
Plot size is not garden. Several townhouses list a plot of 20 to 60 m². That is the footprint and a patio. If a garden matters, look for a plot of 300 m² or more: 28 of the 91 homes clear it, and 26 of those are inland.
New-build means a different tax. The feed marks all 91 as new-build. In the Region of Murcia that normally means VAT and stamp duty rather than transfer tax. Run the asking price through the Purchase calculator and read the buying costs guide before you compare two homes on price alone.
Check what is finished. Many of these are off-plan or under construction. Ask for the licence of first occupation date, the bank guarantee on your stage payments and the community fees. A pool and a roof terrace are separate lines on the yearly bill.
Season changes the town. The Mar Menor towns keep their shops open in winter and fill in August. Some inland developments are quiet outside the summer months. Visit in February as well as in July.
Pick a town, then open its listings
Start with one town from the table, not the whole coast. Set the filter to villa or house, two bedrooms or more, and €300,000 to €500,000, then compare three homes on price per square metre, plot and what the community fees cover.
