Where a family villa with a pool actually works

Most family villas with a pool on Costa Blanca North sit above €1m. Here is which towns still work on a weekday, and which price band has stock.

Families filter for a villa with a private pool on Costa Blanca North and get a list from €375,000 to more than €4 million. The pool is not the hard part. On 7 October 2026 the live feed had 160 villas with a pool and three or more bedrooms, from Benissa and Calpe through Jávea and Moraira to Altea, Dénia, Pedreguer and the Jalón valley. Only four 3-bed villas in those towns had no pool. The median asking price was about €1.67 million. Forty-two homes sat under €1 million. Twenty-one sat under €700,000.

The stuck point is the weekday. You need bedrooms, a garden the children will use, a school run that does not eat the morning, a supermarket that stays open in November, a beach you can reach without a plan, and an airport transfer you can live with after a late flight. Those things do not come as one postcode. They come as a town plus an asking-price band.

Alicante–Elche Airport serves the whole stretch. Most of these towns are about an hour to an hour and a half on the AP-7 when traffic is moving. Calpe and Altea sit closer than Dénia and Jávea. The airport does not pick the town for you. This is Costa Blanca North, and the live cards change. Treat the figures as October 2026 asking prices, not a promise of what will be for sale when you travel.

Towns With a Weekday

If the weekday has to work without a long drive for milk, start in a town that still has a centre in winter. Calpe, Dénia and Altea are the ones with a real high street, a beach and year-round shops on this stretch. The villa stock is not equal.

Calpe has 27 villas with a pool and three or more bedrooms. The median asking price in October 2026 was about €1.29 million. Seven of those 27 ask under €1 million. You get Ifach on the skyline, a long sandy beach, and a town that does not empty after August. Check whether the house sits near the centre or up the Maryvilla hill. The postcode is the same. The walk is not.

Dénia has eight such villas, five of them under €700,000. It is a working port town with a castle and a long beach north of the harbour. It sits further from the airport than Calpe. Altea has 12 villas on the same filter and only one under €1 million. The old town is walkable. Most of the villa money is not in that band.

Calpe villas with 3+ bedrooms

Where €1m Still Works

Moraira will not do this brief on today's list. Twenty-one villas with a pool and three or more bedrooms, none under €1 million, one around €1.5 million, median about €2.18 million. That is a different buyer. Benissa has the largest pile, 34 villas, but the median asking price is about €2.25 million and only three sit under €1 million. You buy space and a hill, and you drive for the weekday.

Jávea (the feed splits it as Javea and Jávea Xàbia) has 30 villas on the same filter. Seven ask under €1 million. The town can do a winter week on foot if you buy near the old town, the port or El Arenal. Hillside villas still need a car. The Jávea area page walks those neighbourhoods. Benitachell has nine villas, three under €1 million, and daily shops are usually a drive.

The under-€1 million band lives inland. Pedreguer, Alcalalí, Jalón and Llíber have 19 villas with a pool and three or more bedrooms. Sixteen of them ask under €1 million. Asking prices in October 2026 start around €529,000. You give up the walk to the beach. You keep the bedrooms, the pool and a Tuesday that still has a village shop. That is the trade most families on a €700,000 to €1 million brief actually face.

Pedreguer and Jalón valley villas, 3+ bedrooms

Across the whole stretch, 42 villas sit under €1 million this month: eight in Pedreguer, seven in Jávea, seven in Calpe, six in Alcalalí, five in Dénia, and the rest split between Benissa, Benitachell, Jalón and Altea. Use that filter first if the budget is the constraint. Then drop the towns whose weekday you cannot accept. Plots and land are left out.

Run One Asking Price

Pick the weekday town, then pick an asking price from that filter. On a €750,000 villa, run the Purchase calculator for taxes and fees. New-build and resale are taxed differently in the Valencian Community, and most of this villa stock is new-build (109 of the 160). Then open the Annual costs calculator and switch the pool on. A private pool is a line on the yearly bill, not only a photo.
