Jávea, Moraira, Benitachell
Jávea, Moraira or Benitachell for a second home?
Jávea, Moraira and Benitachell sit 15 minutes apart. Live homes, winter streets and asking prices differ. Pick the town before you book viewings.
Pick the Town First
You can drive Jávea to Moraira in about 15 minutes, with Benitachell on the road between them. Buyers still treat the stretch as one viewing list. That is how a trip becomes three half-seen markets and no shortlist.
On 7 October 2026 the live feed had 48 homes in Jávea, 14 in Moraira and 12 in Benitachell, after dropping plots and land. Jávea is the only town with a real apartment stock. Moraira is villa-only this week, and 12 of those 14 homes ask €1.5 million or more. Benitachell is quieter, with less to view and more of it on the cliff at Cumbre del Sol.
Alicante–Elche is about an hour and a quarter on the AP-7 when traffic is moving. That airport serves all three towns. The difference is what you do once you have the keys: whether a February week still has a bakery and a restaurant you can walk to, or whether the house sits on a hillside until Easter. This is Costa Blanca North, not a yield pitch. Pick the town so the viewing days stay in one market.

Jávea Has the Depth
Jávea (Xàbia) is the deep market on this corner of the coast. The feed splits the same town across three labels: Javea, Jávea and Jávea Xàbia. A search that uses only one spelling under-counts. Combined, that is 33 villas, 14 apartments and one house.
Asking prices start at €275,000 for a two-bed apartment. The median home on 7 October was about €1.09 million. Thirty of the 48 homes sit at or below €1.5 million, which is the band most part-year buyers actually look at. The rest is larger sea-view villa stock.
The reason to choose Jávea is not a cove name. It is that you can spend a winter week on foot if you buy in the old town, the port or El Arenal. Hillside villas still need a car. If you only come in August, that matters less. If you also come in February, it decides the trip.
That mix is why Jávea absorbs second-home buyers who have not yet locked a property type. You can look at an Arenal apartment one morning and a Costa Nova villa the same afternoon without changing towns. The Jávea area page walks those neighbourhoods in more detail. The filter below already queries all three feed labels and skips plots.

Moraira Costs More
Moraira is smaller and the live list is thinner. On 7 October there were 14 homes, all villas, plus one plot we have left out. Two sit under €1.5 million. The median asking price was €2.15 million. If your budget is a Jávea apartment, you will not find a match here this week.
What you buy is a compact village with a marina and L'Ampolla beach, and villa streets that climb off it. Daily life in town is walkable. Daily life from a hillside villa is not. Winter is quieter than Jávea. Fewer places stay open. You still have a centre, which is the difference between a second home you use in November and one you lock until Easter.
The feed also has a few listings tagged Teulada or Moraira_Teulada. Those are the inland municipal seat or mixed labels, not the village by the marina. The filter below stays on Moraira itself, villas, apartments and houses only, so you see this week's village stock rather than a padded neighbouring town.

Benitachell Is Quieter
Benitachell sits between the other two. The village itself is small and inland. Most buyers end up in Cumbre del Sol, the clifftop urbanisation above the coves. On 7 October the feed had 12 homes: 11 villas and one apartment from €360,000. The median asking price was €950,000. Eight of the 12 are at or below €1.5 million.
You come here for space and a view, and you accept that a loaf of bread is usually a drive. Cumbre has a supermarket and a handful of restaurants, but January streets are quiet. That is fine if you want the house empty and easy to close. It is a poor fit if your off-season weeks are about walking to dinner.
Thinner stock also changes the viewing day. In Jávea you can see six homes and still have a reserve list. Here you may see three, and one asking price will sit well above the brief. If Benitachell is the town, book it as its own morning, not a detour between the other two.

Run One Asking Price
Pick one town before you book flights. Then open that town's live filter (villas, apartments and houses only) and put a real asking price through the calculators.
On a €625,000 Jávea villa, start with the Purchase calculator for taxes and fees, then the Annual costs calculator for the months the house sits empty. Do the same with a Moraira or Benitachell asking price if that is the town you chose. The numbers belong to that house, not to an average for the coast.

Browse live villas, apartments and houses, then put a real asking price through the Purchase calculator and the Annual costs calculator.
