Fuengirola is a compact coastal market connected to Málaga Airport and the city by the C1 train.

Fuengirola makes an unusual promise for the Costa del Sol: you can land at Málaga Airport, take one train and reach four different parts of town without hiring a car. The C1 calls at Carvajal, Torreblanca, Los Boliches and Fuengirola before continuing towards Málaga. Aena gives an approximate airport journey of 34 minutes from the final station.

That connection changes the property decision. Owners can use an apartment for weekends, relatives can arrive independently and a long-term tenant can commute along the coast. The town is compact, its beaches are urban and daily shops stay open beyond the summer season. Those qualities support year-round demand, though they do not guarantee a high yield.

The purchase price is the catch. Fotocasa's September 2026 index put Fuengirola at €4,766/m², while its August rental index was €16/m² a month. Both are advertised-price measures rather than completed sales or signed leases. At those averages, the simple gross long-term yield is about 4%, before tax, vacancy, community fees, maintenance and management.

Four Stops, Four Trade-Offs

The Centre

The terminal station, shops and restaurants are close together. Expect street activity, older buildings and little need for a car.

Los Boliches

A former fishing district with its own station, market and broad beach. It has the clearest mix of local life and holiday demand.

Carvajal

The eastern end of town has beach restaurants and newer coastal apartments. Prices rise near the sea and upper streets are steep.

Torreblanca

Lower Torreblanca reaches the train and beach; homes higher on the slope gain views but make the walk home harder.

The centre suits buyers who want the shortest route to Málaga, a flat walk to shops and restaurants, and a home that works for ordinary weekdays. The housing stock varies block by block. Check lift access, street noise and the condition of the building rather than paying for a generic central postcode.

Los Boliches feels more residential while keeping the beach and train close. The official tourism map describes the Los Boliches-Las Gaviotas stretch as 3 km of sand with easy pedestrian access. The market, schools, supermarkets and established Finnish and Scandinavian community keep the area active in winter. Beachfront stock carries a different price from apartments a few streets inland, so compare like with like.

Carvajal is the quieter eastern edge beside Benalmádena. It works well for buyers who value the beach, sea views and the C1 station. The main compromise is gradient: a map can show 600 metres to the train while concealing a demanding uphill return. Walk it with groceries before making an offer.

Torreblanca splits into a lower station-and-beach zone and a larger hillside residential area. Upper apartments and villas can have broader views and more space, but daily errands may involve a car. Train noise matters close to the line; road access and parking matter higher up. Visit the exact street after dark and during the morning commute.

Indicative 2026 asking-price benchmarks. Portal dates and stock differ, so use these to frame a search rather than value one apartment.

The municipal average turns into roughly €286,000 for 60m², €357,000 for 75m² and €429,000 for 90m². Those are calculations from the September index, not promises of what a suitable apartment will cost. A renovated beachfront home with parking can sit well above them. An older inland apartment without a lift can fall below.

District data shows why one Fuengirola average is not enough. Indomio's 2026 snapshots ranged from about €4,200/m² in the centre and Los Boliches to just over €5,100/m² in Las Gaviotas-Carvajal and Torreblanca. Fotocasa's August rent index ranged from €16/m² in Los Boliches and Torreblanca to €19/m² in Las Gaviotas-Carvajal. Different portals use different stock and methods; never combine the best rent from one micro-area with the cheapest purchase price from another.

For the wider market context, compare the figures with our Costa del Sol rental-yield report. Use the Purchase calculator to add taxes and fees to the €357,000 middle-size benchmark.

Year-Round Demand, Modest Headline Yield

What Supports a Long Let

Four railway stations and a direct airport connection
A registered population of 85,959 in late 2025
Shops, schools and services that operate all year
Established international resident communities

What Can Weaken the Return

High purchase prices relative to residential rents
Listings marketed only from September to June
Older buildings with lifts, façades or pipes due for work
Tourist use assumed before permissions are checked

Fuengirola's rental case is about continuity rather than the coast's highest headline yield. The municipality reported 85,959 registered residents in late 2025. Its urban plan recorded residents from 142 nationalities, with foreign citizens making up 37.55% of the 2022 population. The town also reported around 5,000 Finnish residents in 2025, and Swedish residents were among its larger international groups.

That Scandinavian presence matters in practical ways. New owners can find established social networks and municipal foreign-resident services, while landlords are not relying only on July and August visitors. It does not remove letting risk. Many coastal adverts described as long term are actually September-to-June contracts, leaving the owner to find summer guests or accept empty months.

Judge a residential investment from twelve-month comparables in the same neighbourhood and building type. Ask an agent to separate signed long-term evidence from seasonal asking adverts. If short-term letting is part of the plan, have an independent lawyer confirm municipal planning compatibility, the Andalusian registration position and the owners' association rules before paying a reservation deposit.

Test the Weekday, Not the Brochure

Start a viewing day at Fuengirola station, walk the centre and continue by train through Los Boliches, Torreblanca and Carvajal. At each stop, time the route to the apartment, beach and nearest full-size supermarket. Check the slope, evening noise, winter sunlight and parking. Inside the building, read recent community minutes and ask about planned lift, façade, roof and pipe work.

Fuengirola rewards a precise search. Los Boliches gives the broadest balance of beach and resident life; the centre favours convenience; Carvajal buys a quieter coastal setting; Torreblanca trades flat streets for views and space. Read our Costa del Sol guide before comparing the town with its neighbours.
